Canopy Real Estate Institute’s Commitment to Fair Housing

At Canopy Real Estate Institute, we are committed to promoting and fostering an inclusive and equitable housing market. In alignment with the National Association of REALTORS® (NAR) Fair Housing Policy and the Canopy Realtor® Association, we uphold the principles of fair housing by ensuring that all real estate professionals, particularly REALTORS®, have access to the education and resources necessary to promote equal opportunity in housing.

NAR Fair Housing Requirements

As a REALTOR®, adherence to fair housing laws and ethical practices is a fundamental requirement. The NAR Code of Ethics explicitly states that REALTORS® must not discriminate based on race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.
Effective January 1, 2025, REALTORS® are now required to complete Fair Housing/Anti-Bias training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. The deadline to complete these requirements is December 31, 2027.

Current Cycle: January 1, 2025 to December 31, 2027

Note: Training must be completed at any time during these established cycles. Failure to complete training during any cycle will lead to suspension of membership for the January and February immediately following the cycle deadline, with termination of membership starting March 1 after the cycle deadline.

Fair Housing Education at Canopy Real Estate Institute

To support REALTORS® in meeting fair housing requirements, training may be completed through courses offered at Canopy Real Estate Institute including:

  • Fair Housing Principles Ethics and Pathways to Professionalism - This course is designed to strengthen your foundation in the real estate industry. Whether you're newly licensed or a seasoned pro, this class will help you stay sharp, compliant, and confident. In this course, you'll learn: The History of Fair Housing, core Fair Housing principles and how to apply them. The REALTOR® Code of Ethics — what it means and why it matters and practical strategies to enhance your professionalism and protect the public.
  • NCREC Fair Housing Symposium - This symposium gives a comprehensive exploration of fair housing laws. You will hear from fair housing experts on the key components of the Fair Housing Act, delving deeper into some of the most commonly seen complaints and fair housing violations. Learn more about the role of various Government agencies in enforcing fair housing laws, your rights and responsibilities under the Fair Housing Act, and best practices to ensure you comply with fair housing laws.
  • NAR Bias Override: Overcoming Barriers to Fair Housing - This course helps real estate professionals interrupt stereotypical thinking so they can avoid fair housing pitfalls and provide equal professional service to every customer or client. Participants will examine the history of bias in real estate, learn about the mind science of identity, study how implicit bias can result in fair housing violations, and engage in interactive exercises to enhance communication skills and business relationships with clients of all backgrounds.

    Tuition: $10 members, $65 non-members  (This course meets both NC and SC CE elective credit)

  • At Home with Diversity® (AHWD) – A certification program that equips REALTORS® with skills to work effectively with diverse populations. Join us on October 14, 2025!

  • Getting in the Zone: A Practical Guide to Zoning and Land Use - A comprehensive introduction to zoning principles and resources that covers the current impact of redlining policies from the 1930s through a historical perspective lens, the responsibility of property owners, real estate professionals, zoning and planning officials and municipalities to adhere to the Fair Housing Act.

  • 2025-2026 NCREC Mandatory Updates (GENUP & BICUP) – Covers fair housing laws and best practices in North Carolina.
    (Note: Does not meet NAR’s fair housing requirement)
